Initial Property Inspection for Verification of Occupancy

An exterior property inspection with street level photos to verify current condition of the property and the occupancy status. We will not contact the occupants of the property when completing this type of inspection. If the property appears to be vacant, we will attempt to verify the vacancy status.
 

Property Inspection for Property Condition Report and Photos

A property inspection with interior and exterior photos to verify current condition of the property and if there are existing or potential conditions that could impact the safety or value of the property.
 

On-Going Inspections (as required) for Property Security and Maintenance

Provide weekly visual inspections of interior and exterior of property with photos to ensure property is secure and free from vandalism.
 

Pre-Sale Inspection Prior to Close of Escrow

Conduct a walk through at close of escrow and remove any security devices, locks etc. in preparation for hand-over.

Property Preservation Services


Securing and Move Out Services

  • Lock Change
    Change locks to a system utilizing one master key.
  • Lock Box Installation
    Install a lock box on the property using a designated code to allow access to a third party.
  • Padlock or Slide Bolt Installation
    Install a padlock, hasp, slide bolt, or other similar lock to secure the property as required.
  • Garage
    Change security code on garage door openers to secure garages.
  • Security System
    Change security code and reset security system (if applicable) to monitor vandalism.
  • Smoke Detectors
    Check all smoke detectors and replace units or batteries as required.
  • Security Lighting
    Change out one entry light fixture and one rear yard light fixture to motion sensor lighting.    
  • Boarding
    Board or screen vacant properties in accordance with Client instructions and/or applicable Investor/Insurer guidelines.
  • Securing of Swimming Pool
    Secure and winterize swimming pools in accordance with Client instructions and/or applicable Investor/Insurer guidelines.
 

Debris Removal

Remove all interior and/or exterior debris to state authorized location for disposal or recycle
 

Hazardous Waste Removal

Remove all interior and/or exterior items deemed hazardous and dispose of items to state authorized location for disposal or recycle.
 

Personal Property Removal

Remove all interior and/or exterior personal property and place in storage facility in accordance with Client instructions and/or applicable Investor/Insurer guidelines.
 

Janitorial Service

Floors are swept broom-clean (vacuumed if electric is available), counters, appliances and cabinets are wiped down with eco-friendly cleaning solutions. Bathrooms shall be cleaned and sanitized. Windows cleaned inside and out and garage swept broom clean. Additional cleaning available in accordance with Client instructions and/or applicable Investor/Insurer guidelines.
 

Pet Rescue

Work with local pet rescue groups to find shelter for abandoned pets.
 

Auto/Vehicle/Vessel Removal

Remove abandoned vehicles from vacant properties in accordance with Client instructions.
 

Winterization

  • Winterization
    Winterize vacant properties in accordance Client instructions and/or applicable Investor/Insurer guidelines. A winterization generally involves:
    • draining of all plumbing and heating systems as required;
    • using air pressure to clear the system of water;
    • adding anti-freeze to all traps and fixtures;
    • shutting off water supply to the property;
    • disconnecting the water meter, removing it from the cradle and leaving it on the premises;
    • disconnecting the feed pipe leading to the main water valve and plugging or capping it; and
    • placing tags, labels, warning signs, and dates on all items winterized, including our address and telephone number on all tags and labels.
  • Winterization Re-Check
    Inspect a winterization previously performed at a property to attempt to determine if it is still effective. Upon instruction, if we find that the winterization is not in affect, we will winterize the property.
 

Lawn Maintenance

Maintain the property grounds by mowing, weeding flower beds, trimming grass, shrubbery, prune lower tree branches (up to 3” in diameter) and performing other lawn maintenance. All lawn maintenance is performed in accordance with Client instructions and/or applicable Investor/Insurer guidelines.
 

Snow Removal

Remove snow to the extent required by Client instructions and/or Investor/Insurer guidelines.
